Mazatlan is a Mexican destination that has recently shown important growth in terms of Canadian real estate investment, as well as recreation and retirement living. It is a city blessed by a beautiful location on the Pacific coast and is known as the "Pearl of the Pacific". Affordability has been a key factor in Mazatlan's growing popularity; as well as low property taxes, the prospect of income generation and the local public/private support available to Canadians and Americans who invest.
One of the great benefits of investing in Mexican real estate is that property taxes are minimal. "For example, property tax on a home worth $300,000 USD is approximately $300 USD a year in Mazatlan," say representatives of Sinclair & Ruiz (www.sinclairandruiz.com), the Vancouver based marketing consultancy that represents the Mazatlan Lifestyle brand in Canada and the US. "This represents a significant reduction in costs generally associated with acquiring land in Canada and the US."
Furthermore, there are a growing number of Canadians and Americans traveling to Mazatlan because it is more affordable than other destinations. This provides a great income generation opportunity for property owners through rentals. In fact, Canadian tourism has already grown 30% in the first months of 2009, according to Mazatlan tourism industry sources.
However, many Americans and Canadians are choosing to enjoy their Mazatlan property for longer periods of time rather than renting it out. That is, some retirees stay in Mazatlan longer in order to reduce their living expenses, without compromising their lifestyle. People are able to wine and dine , belong to golf clubs, go to the ballet, and enter world class fishing tournaments for a fraction of the price it would cost back home.
There has been strong public/private support aimed at attracting Canadians to Mazatlan in the last few years. In fact, through the "Mazatlan Lifestyle" brand, the Association of Developers of Mazatlan – supported by the Mexico Tourism Board and the State of Sinaloa- has aggressively courted Canadians. Representatives of Mazatlan Lifestyle regularly participate in trade-shows such as the BC Real Estate Convention, and host seminars in order to reach out to the public. Several events planned for Western and Central Canada in 2009 will soon be announced. There is also a familiarization trip for would-be investors and interested parties currently on the drawing board.
